Moving to Nashville? Meet Vivian Huston, the Agent We Trust With Our Clients
When a client tells us they’re leaving Austin, our job doesn’t stop at the closing table. A move to a new state comes with a long list of unknowns: which neighborhoods fit your life, how the local market works, and who you can trust to guide you when you don’t know a single street name yet. We want every client who leaves us to land with someone we’d trust with our own family.
For anyone heading to Nashville, that person is Vivian Huston.
Why We Trust Vivian
We first met Vivian through real estate conventions, and it didn’t take long to see how she runs her business. Vivian is a Greater Nashville REALTOR® with RE/MAX Choice Properties, and before real estate she spent 20 years managing luxury, resort, and lifestyle hotel brands with Marriott. That hospitality background shows up in everything she does. She listens closely, follows through, and makes clients feel taken care of from the first call.
Her results back it up. Vivian has ranked among the top RE/MAX agents in Tennessee and earned RE/MAX Platinum Awards in 2022 and 2023.
What matters most to us is how she treats the people we send her. Vivian treats our referrals like family, and she knows the Nashville market inside and out. When we hand off a client to her, we know they’re in good hands.
The Nashville Market Right Now
Middle Tennessee is giving buyers more breathing room than they’ve had in years. According to September 2026 Realtracs MLS data, the median sale price across the region is about $444,000, up 2% from a year ago. Active inventory is up 8%, and homes are taking around 38 days to sell, compared to 33 last year.
For buyers, that means more choices and more room to negotiate. The picture shifts by county, though. Davidson County, which includes Nashville proper, leans toward buyers, while Wilson County remains the most competitive market in the region. Knowing those differences is exactly why a local expert matters.
East of Nashville: Mount Juliet and Lebanon
Mount Juliet is Vivian’s hometown, so she knows it the way only a resident can. It’s a growing suburb with Old Hickory Lake close by and an easy drive into downtown Nashville, which makes it a favorite for families and commuters alike.
A little farther east, Lebanon offers more space for the money along with a relaxed, small-town feel. Both communities sit in Wilson County, the tightest market in Middle Tennessee, so buyers here benefit from an agent who can move quickly and knows which homes are worth it.
South of Nashville: Franklin and Brentwood
Franklin pairs a charming historic downtown with highly regarded Williamson County schools, and it’s one of the most popular landing spots for families relocating to the area.
Just north of Franklin, Brentwood offers established, upscale neighborhoods with larger lots and a quick drive into the city. For buyers who want room to spread out without giving up convenience, Brentwood checks a lot of boxes.
Relocation Is Where Vivian Shines
Buying a home in a city you’ve only visited once or twice can feel overwhelming. Vivian specializes in helping out-of-state buyers sort through it all. She helps clients compare neighborhoods, plan around move dates and job timelines, and make confident decisions from a distance. Her goal is for every relocating client to arrive in Nashville already feeling at home.
That’s the same experience we work to give the clients who move to Austin, and it’s a big reason we feel so good about sending people her way.
